The Montrose County Planning Commission on Jan. 23 approved the Sunrise Estates Minor Subdivision, a proposal to divide three acres from a 39‑acre parcel on Gunnison Road.
Planning staff (Kim) told the commission the proposal meets county subdivision regulations, that water service will be provided by Minocoon Water District, wastewater will be handled by septic systems, and that staff recommends approval. "Staff recommends approval," Kim said during the presentation.
Commission discussion was brief; no adjacent‑property concerns were raised at the meeting. Commissioner Dennis Murphy made the motion to approve. Rocky Gabriel seconded, and the commission approved the motion by voice/hand vote.
Because this was processed as a minor subdivision, lot access and utility provisions were reviewed during the staff report, and the commission did not add special conditions beyond those included in the staff report. The commission’s actions are advisory and will be forwarded to the Montrose County Commissioners for final consideration.
