Prosper planning commission tables Frontier Gateway preliminary site plan, asks for enforceable ‘gateway’ standards

The Prosper Planning & Zoning Commission on Jan. 20 tabled consideration of a preliminary site plan for the Frontier Gateway retail development after commissioners pressed the developer and staff for stronger, enforceable guarantees of “gateway-quality” architecture and use restrictions.
The developer, Urban Heights managing partner Sagar Kalaprol, told commissioners the proposal would use high-end materials — ‘‘natural stone, brick, and glass facades’’ — include varied building heights and nearly 184,000 square feet of open space, and exclude low-quality uses such as gas stations, discount stores, check-cashing outlets and auto dealers.
