Council consents to MUD-82 boundary change and approves Ashland Section 7B preliminary plat

Angleton’s council gave consent to include two tracts (4.9 acres and 1.943 acres) into Municipal Utility District 82 under the Ashland strategic partnership agreement and approved the preliminary plat for Ashland Section 7B.
Mark Jandy, vice president of Ashland Grey Development, told the council the additional tract adds roughly a half-mile of SH‑288 frontage intended to support future town‑center commercial uses and a future ambulance/town center site. Jandy said the development has delivered phase 1 (450 lots) and is working on feeder connections to SH‑288; he noted a re‑routing of County Road 32 saved an estimated $3 million in bridge cost by avoiding a creek crossing.
Staff described concept-plan updates: increases in 60‑foot lots, tweaks to the 47‑acre natural preserve, and the need to amend the Development Agreement and SPA when land boundaries change. Staff said the Planning & Zoning Commission voted unanimously to recommend approval.
Council approved consent for the MUD boundary change and the preliminary plat for Section 7B, and asked staff to return with the DA and SPA amendments, boundary verifications and continued updates on traffic and infrastructure coordination (including a future TxDOT feeder connection).
