Planning staff told the Taylor Planning and Zoning Commission that a preliminary plat for the Taylor 100 property — effectively a proposed 50‑acre development of a roughly 100‑acre tract — lacked required documentation and needed several clarifications, and the panel voted to disapprove the application.
At the start of the meeting staff outlined missing materials including a traffic impact analysis (TIA), drainage impact analysis reports, utility easement clarifications and several standard plat notes. Staff said city‑utility connection information was incorrect on the submittal and that easement holders needed to confirm transmission and other utility placements. "At this time, staff is recommending disapproval," the staff presenter said.
A commissioner moved to disapprove PZ2025246; the motion was seconded and the commission approved the disapproval 5–0. Staff indicated the applicant may return with a cleaned‑up submission after addressing the listed deficiencies.
