Staff presented the request and said notifications went to nearby property owners, resulting in zero oppositions and one approval.
Staff presenter Joe outlined that the site is identified in the city’s growth‑sector and future‑land‑use maps as appropriate for an increased mix of residential and neighborhood services and that water and wastewater connections are available. The parcel is described in Williamson Central Appraisal District records as parcel R018516.
Amanda Brown of HG Brown Consulting, the applicant, said the development would provide fuel and convenience retail services currently lacking in that area and would serve both local residents and travelers using Carlos G. Parker. “There’s really no convenient services or fuel sales in this area at all,” Brown said, adding the project would allow tax sales to remain in the city rather than being made outside Taylor.
Commissioners asked brief questions about notification, compatibility with nearby uses and the development process; staff and the applicant said the place‑type change is the first step before site planning and permitting. The public hearing was opened and closed with no other public commentators.
The commission made a motion to recommend approval; the Chair recorded the motion, and the vote carried with the Chair stating the motion “passes unanimously.” The matter will move to the Taylor City Council for final action.
