Summary
On May 18 Newton City Council unanimously approved Rezoning #2021-02 to change a portion of 1466 Smyre Farm Road (36.63 acres) from Exclusive Manufacturing to R-20 Single Family Residential after staff and the Planning Commission recommended approval.
The Newton City Council on May 18 approved Rezoning #2021-02, changing a portion of 1466 Smyre Farm Road (36.63 acres; Catawba County PIN 3649-14-43-2340) from EM-1 Exclusive Manufacturing to R-20 Single Family Residential. Assistant Planner Alex Fulbright told council the parcel has been zoned EM-1 since the city's 1982 ETJ expansion but that approximately 1.2 acres are already R-20; Fulbright said the site's steep topography makes industrial use impractical.
Fulbright acknowledged the request is inconsistent with the 2008 Southeast Area Plan’s Future Land Use map but said the change would be reasonable and would not adversely affect adjacent industrial areas. The Planning Commission recommended unanimous approval following standard public notice (newspaper, mailed notices, and on-site posting). No members of the public spoke during the hearing.
Council closed the public hearing and approved the rezoning on a motion by Council Member Ed Sain seconded by Mayor Pro Tem John Stiver; the approval was recorded as unanimous among those present. The rezoning ordinance and supporting records are on file with the City Clerk.
