The Newton City Council voted unanimously May 18 to approve Rezoning #2021-01, changing 1.04 acres at 720 W C Street (Catawba County PIN 3730-19-61-8798) from R-20 Single Family Residential to B-2 Highway Business. Assistant Planner Alex Fulbright told council the site is in the NC Highway 10 West Corridor Protection District (SPI-1), which imposes additional development controls such as setbacks, signage limits and shared-driveway expectations to protect corridor character.
Fulbright noted the request is inconsistent with the NC Highway 10 Land Development Plan, which favors parcel accumulation and unified development, but said the overlay district’s requirements would address the plan’s intent. The Planning Commission voted unanimously to recommend approval after public notice was mailed, posted on-site and published in the local newspaper. No members of the public spoke during the hearing.
Council closed the public hearing and approved the rezoning on a motion by Council Member Ed Sain, seconded by Council Member Jody Dixon. The action was recorded as unanimously approved by those present: Mayor Eddie Haupt, Mayor Pro Tem John Stiver, and Council Members Jerry Hodge, Anne Wepner, Jody Dixon, Beverly Danner and Ed Sain.
