Sioux County holds valuation protest hearing; board upholds valuations and approves property list

The Sioux County Board of Commissioners, acting as the Board of Equalization, convened a protest hearing on July 21, 2025 to consider 2025 real property valuation protests. Three parcels were filed for protest; only Hudson Chase, LLC — represented by Mario Zavala and Nathan Jaggers — appeared to present testimony. Both witnesses were sworn before testifying.
County Clerk and Ex‑Officio Assessor Michelle Zimmerman read the Protest Evidence Listing into the record and the board, with Commissioners Josh Skavdahl, J.W. Geiser and Hal Downer present, reviewed the evidence submitted by the protesters. After considering the materials and testimony, the board made final decisions on all three parcels.
The board approved a presented list of overvalued, undervalued and omitted properties on a motion by Geiser, seconded by Downer. On roll call Downer, Skavdahl and Geiser voted yes and the motion carried. The board then adjourned the protest hearing and reconvened into the regular Sioux County Board meeting; a budget workshop followed. The minutes note that protest forms, evidence submitted and final decisions will be placed in each parcel’s property record file and that decisions will be mailed to individuals who filed protests.
