Cramerton board delays Cramer Mountain rezoning to allow HOA and applicant talks

Mayor Nelson Wills convened the Cramerton Board of Commissioners on Jan. 21, 2025, and the board unanimously voted to defer action on Rezoning Case RZ24-08, a request from DMD Investments to rezone a portion of Gaston County Parcel #308801 from R-1 to R-3, until the Feb. 18 regular meeting.
Assistant Town Manager Josh Watkins presented the request and said the parcel has not been subdivided; under current Gaston County R-1 rules the property fails the one-acre minimum for subdivision. Watkins said a preliminary survey identified roughly a half-acre area that the applicant is proposing to rezone to R-3 to allow residential development. Resident John Church asked whether the rezoning would cover the entire parcel or only a portion; Watkins responded that the parcel is not subdivided and the application seeks rezoning of a portion identified on a preliminary survey.
Mayor Pro Tempore Richard Atkinson moved to defer the decision to Feb. 18 to give the Cramer Mountain homeowners association and the applicant time to finalize negotiations; Commissioner Scott Kincaid seconded the motion. The board voted unanimously to postpone a decision.
The deferral preserves the board’s option to vote on the rezoning after the HOA and applicant return with agreed terms. The board earlier approved a draft Statement of Consistency process for rezoning matters under N.C.G.S. 160D and staff told commissioners the consistency statement for RZ24-08 would be presented if the request is taken up for approval.
Next steps: the rezoning will return to the board’s Feb. 18 agenda for further consideration if the applicant and Cramer Mountain HOA do not reach a resolution beforehand.
