The Town of Cramerton Board of Commissioners on Nov. 19 voted unanimously to defer consideration of two rezoning applications—RZ24-03 (Redhawk Phase 4) and RZ24-07 (DRB Homes)—to the board’s Dec. 10 meeting to allow additional review.
RZ24-03: Staff reported Redhawk Owner LPV, LLC’s petition affects approximately 54.53 acres off South New Hope Road at the end of Edgewater Drive. The current conditional zoning allows up to 1 million square feet of business park/light industrial uses until Dec. 31, 2040; if the Catawba Crossings project is not prioritized by NCDOT, the property could be developed for up to 350 single‑family units after 2040. The applicant asked to remove the industrial provisions and the 2040 deadline in favor of immediate entitlement for up to 210 single‑family residential units. Planning staff and the Planning & Zoning Board recommended approval; the board deferred action on a motion by Commissioner Abernathy and seconded by Commissioner K. Ramsey.
RZ24-07: DRB Homes asked to rezone roughly 37.64 acres on South New Hope Road (Parcel IDs: 189338, 189341, 189361) from R‑1 to a Conditional Zoning District to permit a residential community of up to 108 single‑family detached homes (average density 2.84 du/acre) with about 10 acres of open space and site amenities such as dog stations and a potential playground. The proposal reduces density from a 2022 application that sought 175 townhomes. The Planning Board unanimously recommended approval. George Robbins, an adjacent property owner speaking on behalf of New Hope Presbyterian Church, said wetlands behind the church have improved, the church supports a meditation trail, and the new plan better fits the area than the earlier proposal. The board deferred action on a motion by Commissioner Kincaid and seconded by Commissioner Abernathy.
Both items will return for fuller consideration on Dec. 10; staff said additional information and staff review will be available prior to that meeting.
Public comments: One email comment was attached to the record for RZ24-03; George Robbins spoke in support of RZ24-07 and cited an estimated NCDOT expansion project start date of 2027 and an estimate of $107 million for that regional project.
Next steps: Staff will refine materials and meet with commissioners before the Dec. 10 meeting; the board took no substantive votes on the merits of either rezoning at the Nov. 19 workshop.
