Resident Faye (registered as Faye, Ho or Hao) described a nearby rebuild she said exceeded the lot-based size standard and removed large trees that neighbors expected to be retained. She cited King County assessor figures and told commissioners the property’s lot size is 8,936 square feet and that the proposed house was about 5,693 square feet — larger than the 50% lot-area figure she cited as the maximum allowed. "The house size is 5,693 square feet," she said, and urged staff to act.
Heidi, another resident, described a pattern of sales to investor LLCs, alleged illegal short-term rentals in the neighborhood and asked whether neighborhood-area planning would meaningfully limit outside rezoning pressure. "Just about every home that sells in Newport Hills goes to an investor, foreign or domestic," she said, and urged that the NAP process not be theater if rezoning could be influenced by shopping-center owners and their consultants.
Separately, Alex Zimmerman — who identified himself during registration — delivered an extended off-topic and racially inflammatory monologue that the chair ruled in violation of ordinance 67 52. Chair Creighton Gapel said the remarks "constituted nothing but a racist rant," declared the speaker out of order and directed him to leave; staff removed the individual from the meeting. The chair recorded the violation in the meeting minutes and flagged it as a campaign-style and racist statement inappropriate for public comment.
Staff advised residents who cited specific site issues to follow up directly with Development Services so staff can check project-specific permitting and short-plat vesting; staff also noted the tree-credit system and the limits of city authority over private covenants. No enforcement outcomes were decided at the meeting.
The public comments reinforced two recurring themes staff and commissioners said they would track in later work: tree-retention impacts from redevelopment and investor-driven turnover of single-family housing stock.
