The Boca Raton Planning & Zoning Board on Feb. 19 voted 7–0 to recommend city council approval of a conditional use allowing an indoor athletic training facility (Golf Envy) inside an existing warehouse at 6501 and 6531 Park Of Commerce Boulevard.
Senior planner Owen Devlin explained that the proposal would occupy 3,263 square feet of a roughly 19,800‑square‑foot warehouse and provide four indoor golf simulation bays. Devlin said the facility will operate 24 hours a day, seven days a week, that walk‑up service will not be allowed, and that no food or alcohol will be served. He told the board the use is fully interior and meets applicable criteria for athletic training facilities under the city code.
Development Services Director Brandon Chadde clarified that the conditional‑use approval ties to specific plans; if a future operator seeks to introduce a different sport or materially change operations, an amendment to the conditional use would be required unless the new use conforms to the same plans and conditions.
No members of the public registered to speak on the item. After discussion, the board moved, seconded and voted to recommend the conditional use for referral to the city council; the motion passed 7–0. Staff recommended approval subject to the conditions listed in the accommodating resolution.
