Council unanimously extends development deadlines for two tract/parcel maps

The Lake Elsinore City Council voted unanimously to grant extension‑of‑time requests for two separate development approvals.
For item 27, planning staff presented that tentative tract map 37381 (a 9.5‑acre subdivision into 73 single‑family lots) and tentative tract map 37382 (a 55‑acre subdivision into 199 single‑family lots plus a 5.6‑acre public park) were originally entitled in 2007 and reentitled in 2017. Demaris Abraham explained the applicant requested a three‑year, final extension to 05/14/2027 to complete required biological mitigation measures. No public testimony was received; Councilmember McGee moved to approve and Mayor Pro Tem Tisdale seconded. The motion carried unanimously with all four present members voting yes.
For the North Elsinore Business Park (item 28), Principal Planner Nancy Huynh summarized a request to extend the vesting period for tentative parcel map 38124 and Industrial Design Review 2020‑11 for an additional two years (to June 2026) so the applicant can meet a condition requiring reconstruction of a culvert under Collier Avenue. The applicant told the council drainage issues are being resolved. With no public speakers, Councilmember McGee moved approval; Mayor Pro Tem Tisdale seconded and the motion passed unanimously.
What the votes mean: Both extensions give applicants additional time to satisfy specific conditions (biological mitigation for the residential tract maps and culvert/engineering work for the industrial parcel). Staff noted prior extensions had been granted on the residential tracts and that routine environmental review for extensions followed CEQA/SEQA guidance.
Next steps: Staff will update expiration dates in the project files (05/14/2027 for the tracts; June 2026 for parcel map 38124) and continue to monitor progress on mitigation and construction readiness.
