Flathead County commissioners on Feb. 12 approved the preliminary plat for The Pines at Whitefish Hills, a proposed three‑lot residential subdivision on approximately 35.15 acres in the Blanchard Lake zoning district (SAG‑10).
Planning staff Carl Schultz presented findings that the site contains no mapped perennial or intermittent streams or wetlands based on FEMA mapping and field observations, that soil types appear suitable for development, and that impacts on vegetation, wildlife and agriculture would be minimal. The proposal calls for individual wells and septic systems for each lot and an internal road via Whitefish Ranch Road. Schultz said an approved weed control plan and required approvals from the local health department and Montana DEQ for water and wastewater systems will be required before final plat approval.
Commissioners adopted the findings and approved the preliminary plat, with standard conditions addressing wildland fuel reduction, required utility easements and agency reviews. Planning staff estimated the two new lots would generate an additional ~19 daily trips.
Why it matters: Approval moves the subdivision through preliminary review toward final plat, subject to technical reviews and conditions to protect water, fire safety and utilities.
