Commissioners approve preliminary plats for Lakeside Homes and Riverside Estates

The commission approved an expedited 10-lot Lakeside Homes preliminary plat and a Riverside Estates preliminary plat (two residential lots and one storage lot), subject to standard conditions including DEQ review, riparian resource planning and required easements.
Flathead County commissioners approved two preliminary plats March 3: an expedited major preliminary plat for Lakeside Homes (10 lots along Bills Road) and a preliminary plat for Riverside Estates (two residential lots and one storage lot along Riverside Lane).
Erin Appert of the planning and zoning office presented the Lakeside Homes proposal, which included a will-serve letter from the Lakeside County Water and Sewer District and will require Department of Environmental Quality review for water and wastewater components. Appert said the subdivision meets Flathead County and Montana subdivision standards subject to standard conditions such as final engineering, DEQ review, and cash in lieu of parkland.
For Riverside Estates, staff noted required riparian resource management measures because the property abuts the Flathead River, requirements for a turnaround and a pedestrian/bicycle path easement, and standard conditions for stormwater, weed control and fire district requirements. Commissioners moved, seconded and voted to approve the preliminary plats after findings were read and agreed to on the record.
Both approvals are preliminary; final plats will require satisfaction of conditions identified by staff, DEQ approvals where applicable, and completion of final survey and engineering work.
