Planning board approves medical office at 8560 Ulmerton Road

The Largo Planning Board on Feb. 5 voted unanimously to approve a Class 2 conditional use that will allow medical office uses in an existing approximately 29,976‑square‑foot building on a 9.46‑acre site at 8560 Ulmerton Road.

City staff explained the parcel is designated Industrial Limited on the City of Largo future land‑use map and recommended approval because medical office is a conditionally allowed use in that designation. Staff said the site would be subdivided so the proposed medical office occupies a roughly 2.66‑acre northern parcel; the transcript identifies the southern parcel as approximately 6 acres (transcript phrasing: “6 point acre”). No tenant has been identified, and staff noted that any future expansion or operational changes would require further conditional‑use review.

Chris Weddell, the applicant’s agent from Aurora Civil Engineering, told the board: “General offices are tough to lease right now and switching it over to medical office makes a lot of sense,” and said he was available to answer questions. No members of the public signed up to speak on the item.

A board member moved to approve the request; the motion passed on a roll call that recorded votes in favor from Miss Hall, Miss Robshaw, Miss McGee, Mister Nardi, Mister Graham and Chair Faustini (vote: 6–0). The board’s approval allows the applicant to pursue the small‑scale development review and any required permitting to establish the outpatient medical facility.

The board closed the public hearing and moved on to related downtown redevelopment items on the agenda.
