CRA advisory board approves amendment to allow 14 units at Gardner’s Park (Park Grove)

The Fort Myers Community Redevelopment Agency advisory board voted unanimously to recommend amending an increment rebate agreement to increase the Park Grove (Gardner’s Park) residential project from 10 units to 14 units.
Developer Jerry Miller, who presented drone photos and site plans during the board’s meeting, said the proposed homes will be detached two‑story units of roughly 1,300–1,400 square feet with two parking spaces per unit (one unit would have a single parking space). Miller said finishes will be similar to a nearby model he recently built and that the target sale price is about $400,000 per unit.
The amendment considered by the advisory board replaces the motion language printed in the agenda; staff clarified the board’s recommendation should be to increase the number of units from 10 to 14 as proposed by the applicant. After the clarification, a board member moved the recommendation, another member seconded and the advisory board took a voice vote. The motion passed with no recorded opposition.
Miller told the board the site is about 0.88 acres and that the plan includes covered parking removed from the immediate front of homes (a “pocket neighborhood” layout). He said a small homeowners association will cover roofs, exteriors and common areas and that the project team intends to keep HOA fees minimal. The design includes an amenity area and possible small pool, a decision Miller said remains under consideration.
On technical matters, Miller said the project’s site construction plan is in final review with city staff, a traffic impact study had been submitted, and drainage plans use underground chambers; he added the site is outside the flood zone at an elevation of about 10–11 feet. Miller projected construction would begin after final reviews and sign‑and‑sealed plans and suggested model construction could start within weeks of approvals.
The board’s action at this meeting is a recommendation to the CRA Board of Commissioners (the advisory board voted to recommend the amendment). No separate dollar‑amount change to the rebate was announced at the meeting; a speaker noted an original grant request and a later reduced figure but clarified the dollar amount in the increment rebate agreement is not changing as part of this amendment.
The advisory board then proceeded to its attorney and informational items before adjourning.
