The Historic Architectural Review Board voted Oct. 17 to approve a metal roof replacement at 44 Sylvan Drive, a 1956 ranch-style house in the Fullerwood Park National Register district, after hearing applicant testimony, staff recommendations and public comment about insurance and precedent.
Staff reviewed the application and noted the existing guidelines do not specifically address ranch-style houses. Staff recommended a low-profile standing-seam panel with concealed fasteners or a 5v crimp for older frame or masonry vernacular houses; the applicant proposed a ribbed “armor rib” panel. Neighbors, including Charles Pappas and Irene Areola, spoke in support and urged sensitivity to modern storm/insurance realities; the applicant noted a near-identical roof on 45 Sylvan Drive that had been permitted earlier but not routed to historic staff.
Board members focused discussion on selecting a low-profile option that preserves the neighborhood character and reduces visible ribbing. The board agreed that a metal roof could be appropriate on this ranch-style house and approved the roof as presented by the applicant, while noting staff guidance on acceptable profiles for future cases and emphasizing that an earlier routing error at the building department does not set automatic precedent for other properties.
The motion carried by roll call. Staff will document the approved profile and advise future applicants on acceptable low-profile metal options and appropriate installation with concealed fasteners where feasible.
