The presenter said the county owns adjacent property across Sigmund Road that currently has an active request for proposals for development, and that some site slides will be updated as part of the preliminary‑plat process.
The approval came after routine procedural business. Chair John Lee Peterson opened the meeting, the commission approved the agenda and minutes, and planning staff read the rules for public hearings. Vice Chair Melissa Yancey moved to approve the preliminary plat; Commissioner Danny Forrester seconded the motion. The commission called the ayes and the chair declared the motion carried. The presenter told the commission there was no registered opposition at the public hearing.
The presenter also explained site configuration and outstanding technical items: the subdivision is laid out across three tracks, with Tracks 1 and 3 designated commercial (C‑1) and Track 2 designated mixed use (MRA). The presenter said some rezoning previously approved should have been accompanied by lot splits and that access management and Land Disturbance Permit (LDP) matters remain under negotiation because traffic from phases 1 and 2 currently routes onto Iris Road.
The commission’s recommendation will be forwarded to the Rockdale County Board of Commissioners for public hearings and final action. No final vote by the county board was recorded at the meeting.
