Bill Dorman (GCRA staff) outlined a phased renovation that reconfigures large lab spaces and cubicle farms into roughly 65 small offices, more conference and community event space, a patio area and broadcast-capable meeting rooms. Dorman said the redesign aims to create a coworking and incubator environment with more rentable offices under 300 square feet and flexible community rental space.
Commissioners raised concerns about the $5.1 million cost and asked about market demand and occupancy strategy; staff responded that current small-office demand is strong, that 15 existing companies occupy GTEC now and that a phased move will keep community meeting spaces available during renovation. Commissioner Eastman asked for regular occupancy reports; staff said GCRA is soliciting commercial-broker support and will report quarterly on leasing progress.
After debate, the commission voted unanimously to authorize the GMP, with multiple commissioners urging active marketing and follow-up reporting to ensure the facility meets economic-development goals.
