The North Port City Commission on Feb. 10 adopted Resolution 2026‑R‑05 approving a preliminary subdivision plat for Brightmoor East, a proposed 290‑unit multifamily and townhome development on about 108.8 acres.
Sherry Willette Grama, planning and zoning division, told commissioners the application (PSPP25‑03579) meets the Unified Land Development Code and the comprehensive plan, complies with Florida Statutes chapter 177 and includes preservation of wetlands with a 25‑foot buffer, roughly 67% open space and about 580 parking spaces. Staff recommended approval; the Planning & Zoning Advisory Board had earlier voted unanimously to recommend the commission approve the petition.
The applicant, identified in staff materials as Ty Grama of Kimley‑Horn, described the proposal as a continuation of Brightmoor and said the design includes connections for trails from Claymore through the high‑school site and future multimodal links. He noted the Village G area cap and said this section would add multifamily/townhome product while remaining below the village cap.
Commissioner Duvall praised staff and the applicant for the level of detail and moved to adopt the resolution. The motion (mover: Commissioner Duvall; second: Commissioner Stokes) passed by voice vote, 5–0.
The action approves the preliminary plat, which is a procedural step before final plat review; staff said final plat review and permitting will follow existing state and city requirements.
What happens next: the applicant may proceed with final‑plat submittal and permitting steps consistent with the approved preliminary plat and applicable state and local permitting requirements.
