The Ephraim City Planning Commission voted to recommend that the City Council rezone about 56 acres near Larson Lane and 800 West from Agricultural (A) to Industrial (I).
City Planner Megan Spurling opened a public hearing on the application from Mike Ballard of CVG–Ephraim South LLC, saying the request aligns with the city’s Future Land Use Map and is near the airport protection zone. Ballard told the commission the applicant envisions multi-tenant small industrial buildings, a metal-fabrication location and that two food-processing businesses had expressed interest.
Resident Paul Thompson said the site is close to his property and Soap Creek, raising proximity concerns. Megan Spurling told commissioners that no written responses had been received from noticed neighbors. After the hearing was closed, Commissioner Scott Swenson moved to recommend approval; Carol Jacobsen seconded and the motion carried.
The recommendation goes to the City Council for a final decision. The commission record notes the property size at an estimated 56 acres and that staff consider the change consistent with the Future Land Use Map.
