Warren and Crawford said the planned residential mix would be about 50% one‑story units, 25% two‑story and 25% three‑story and confirmed that all residential units would be rentals except the townhomes intended for sale. Commissioners questioned how the project would fit with existing power and gas lines, what comparable developments exist (developers said there were no close analogues in the Charlotte metro area), and whether a greater share of ownership could be achieved.
Commissioner Helms said he would be more favorable to further study if a higher percentage of properties were owner‑occupied rather than rental. Commissioner Kincaid and Commissioner Atkinson asked how the concept would fit with the greater Cramerton community and noted market and infrastructure considerations. The developers said they would consider adjustments to commercial management and partnerships with commercial developers.
This presentation was a predevelopment concept; no town vote or approval occurred. The parcel is owned by the Gaston County Board of Education and is being marketed for sale; the developers presented preliminary plans for the board’s consideration.
