Oceana County board unanimously adopts Brownfield Plan for Walkerville gas station site

Curtis Burdette, Executive Director of the Oceana County Economic Alliance and vice chair of the Oceana County Brownfield Development Authority, told commissioners the site contains contamination associated with gasoline pumps and that the plan would allow demolition of the existing building and construction of a new store and fueling dispensers. Burdette said the plan uses increased tax increment financing so the Brownfield Authority can recapture funds to cover administrative costs and reimburse the developer for eligible cleanup and development costs.
Commissioner Paul Erickson said the project is broadly consistent with village plans and economic goals, noting the owners, identified in the record as Kwik Mart Properties LLC, own another station in Scottville and plan to build a ‘‘beautiful store’’ in Walkerville. Erickson added that the new station will join other nearby retail at the four-way stop and "there isn’t another gas station for 20 miles," a point commissioners said weighed in favor of the project.
On a motion by Tim Beggs, supported by Craig Hardy, the Board found the plan serves a public purpose under Act 381 and meets statutory requirements in Section 13 of the Act. The motion authorized the Board Chair and County Clerk to sign the resolution; roll-call votes were recorded as yes from Beggs, Hardy, Joel McCormick, Paul Erickson and Robert H. Walker.
The item now moves to administrative steps for implementation under the terms of the Brownfield Plan and the Brownfield Development Authority’s procedures.
