Madison County adopts rezoning ordinance for 1906 South R Street in Elwood with limits on vehicle storage

Planning staff presented petition 2026Z001 to rezone property at 1906 South R Street in South Elwood (Lots 13–16) from R-2 to GC to allow a business use associated with storing and repairing vehicles. Planning staff said the planning commission recommended approval with conditions after reviewing the platting irregularities and past use history.
Planning staff read the planning commission recommendation, which included owner commitments: a maximum of 25 vehicles stored within a fenced area; fences to be built around Lots 13 and 16 within six months; and Lot 13 to be used only as a driveway and not for vehicle storage. Staff noted special uses and buffers would require separate approvals at the appropriate time.
The chair moved to adopt "ordinance number 2026-BC-O-1 by title only, an ordinance amending the official zone map as to certain real estate within the county of Madison, Indiana." The motion was seconded and approved by voice vote. The board also noted neighbors had been engaged in a meeting about nuisance issues; staff said no formal application had been filed in the office at the time of the meeting.
