Staff presented a minor-project review and four waiver requests for an addition and remodel at 40 East Bridge Street in the historic residential district and recommended approval of all requests.
Sarah said the applicant addressed earlier concerns about subordination and materials, and staff recommended approval of four waivers (rear setback, 0.25:12 roof pitch, square windows and SmartSide smooth trim) and of the minor-project review without conditions. She described material selections (standing-seam bronze roof, thermally modified porch decking, Marvin Ultimate windows with bronze finish, Green Tea Orchard limestone veneer) and said the historic siding will be preserved where feasible.
Kelly Burke, the applicant, said she was pleased that the design work reached an acceptable result after an extended review process. Board members praised the changes that made the addition subordinate to the historic house and confirmed the four waivers in separate motions; each motion was seconded and carried by roll-call vote. The board then voted to approve the minor-project review without conditions.
Staff noted a small graphic error on a drawing (a delineation line in the wrong location) that was corrected during the discussion. The board also heard updates about resources and upcoming materials available to assist reviews.
