The Dublin Architecture Review Board unanimously approved a height-waiver and a minor project review Tuesday for façade improvements at 48 South High Street, a 0.25-acre property in the Historic South District.
Staff recommended the waiver and minor project approval with conditions after outlining a restoration-oriented design that removes two bay windows, reestablishes an earlier ground-floor entrance and adds a storefront window consistent with historic photos. The proposal includes three aligned awnings proposed at a 6-foot-8-inch clearance, fiberboard paneling above openings (instead of wood shakes), Windsor aluminum-clad windows and awnings in a vintage color with pewter trim.
Bob Dewberry, the applicant, said the team adjusted trim profiles and awning placements per earlier feedback and could make the three awnings match in height and pitch. Staff required the applicant to submit a revised elevation showing the aligned awnings and to provide material and awning samples prior to a building permit.
Board members moved to approve the awning-height waiver as described in the staff report and subsequently to approve the minor project review with the five conditions outlined by staff. The motions passed on recorded voice votes; members present voted yes. The board reiterated that no signage on the awnings will be permitted as part of this approval and that any future sign would require a separate master sign plan.
The project advances to permitting once the applicant submits the required samples and revised drawings.
