Dublin planners present ID‑6 roadmap and 200‑foot buffer proposals after months of outreach

The Dublin Planning & Zoning Commission heard a staff update and consultant presentations Tuesday on a proposed ID‑6 Research Transition District and a detailed setback‑and‑buffer study for the West Innovation District, part of the city's Envision Dublin implementation.

Staff planner Zach Hounchell said the active rezoning application has been narrowed from roughly 370 acres to about 144 acres (five parcels) for the purposes of the ID‑6 discussion and stressed the roadmap is an "intent" document to guide later code drafting. "We'll take the comments from this meeting and what we've heard from the public and stakeholder meetings, and we'll be back before the planning commission at a future date for a recommendation to city council," Hounchell said.

Consultant Greg Dale of McBride Dale Clarion described the roadmap as an "annotated outline" — not finished code — that implements the policies in the Envision Dublin plan and balances resident concerns with development aims.
