The Planning & Zoning Commission voted May 20 to approve an amended final development plan and associated waivers for Bridal Park Block H, a townhome block in the Bridge Park district, after the applicant presented revised elevations and landscaping.
Applicant Russell Hunter said the new submission lightened materials, stepped parapets and replaced previously proposed tall masonry walls with denser landscaping and pocket plazas at key corners. "We've leaned on landscaping instead to make that a little more porous as opposed to those big walls," Hunter said.
Staff recommended approval of 10 waivers related to lot coverage, finished floor elevations, stoop dimensions, and façade transparency, provided the applicant meets five conditions including matching the approved entrance apron material from adjacent blocks, providing brick/paver and luminaire samples, coordinating with engineering on stormwater and, if feasible, reducing pavement in Block H3 while meeting fire department requirements.
Commissioners praised the improvements to the landscape and corner treatments and asked for a few additional items to be addressed in the final plan: increased vertical landscaping at dead‑end drives, low‑level lighting in pocket parks, and repositioning or adding bicycle racks at the north and south pocket park corners. The applicant agreed to work with staff on the identified conditions.
The motion to approve the waivers and the amended final development plan passed with recorded votes in the transcript; the record shows support from a majority of commissioners with the approved conditions to be enforced during final engineering and construction review.
