Senior planner Owen Devlin explained the proposal would house four indoor golf simulation bays, operate primarily indoors and around the clock, and would not offer walk‑up services or on‑site food or alcohol. The applicant agreed to provide an ADA parking space and a curb ramp to improve pedestrian access.
Brandon Chadd, development services director, clarified conditional‑use approvals are tied to the plans submitted and that a different sport or different operations would require an amendment if they changed the approved conditions.
No public opposition was recorded. After a brief staff presentation and questions from the board, the members voted unanimously to forward a recommendation for approval to City Council.
