The Dublin Planning & Zoning Commission voted to approve minor text modifications to the Bright Road Reserve PUD, the final development plan (with conditions), and recommended the final plat for the 20‑lot residential neighborhood known as Bright Road Reserve.
Applicant Curtis Eckleberry and the project team described efforts to preserve mature trees, define tree‑preservation zones, and create a naturalized stormwater basin and reserves. Staff summarized how the application responds to city council direction by shifting some maintenance responsibility to a homeowners association while retaining city ownership and maintenance of the stormwater facility.
Key technical adjustments included reducing the tree preservation zone in limited locations from 20 to 15 feet (a minor text modification), clarifying easement locations to keep them outside preserved tree areas, and specifying which reserves are to be city‑owned vs. HOA‑maintained. Staff also requested coordination on future trail alignment and a crosswalk where the city trail plan brings a path to the Grandy Cliffs intersection.
After discussion, the commission moved and seconded motions to approve the text modifications, the final development plan (with conditions), and to recommend the final plat to city council. All motions carried on roll call; staff will work with the applicant on minor technical edits before the council packet.
