Commission narrowly approves Lou Court preliminary and final plats, 4–3

The Dublin Planning & Zoning Commission voted to recommend approval of both the preliminary plat and the final plat for Lou Court, a seven‑lot subdivision at 7192 Dublin Road, after substantial discussion about site constraints and neighborhood character.

Applicant Ben Schilling said the team addressed comments from the April review and revised the lot configuration to meet R‑1 lot and frontage requirements while keeping the existing primary residence and providing a shared‑use path along Dublin Road. Staff recommended approval of the preliminary plat with conditions and identified remaining technical items to be addressed before city council.

Commission debate centered on whether seven lots fit the prominent property and how the existing house, topography and lot irregularities would affect coherence along Dublin Road. Commissioner Alexander argued the proposal creates inconsistent setbacks and an incoherent street wall, while other members noted the proposal complies with straight‑zoning R‑1 standards and that the developer had responded to prior conditions.

On the motions: the commission voted to recommend approval of the preliminary plat (moved by Mister Wei; seconded by Miss Harder) on a 4–3 roll call (Yeas: Mister Garvin; Miss Kahl; Mister Wei; Miss Harder. Nays: Mister Chennock; Mister Deschler; Mister Alexander). The commission then voted to recommend approval of the final plat (moved by Mister Wei; seconded by Miss Harder) with the same 4–3 split.

Staff noted the applicant agreed to construct the shared‑use path along Dublin Road rather than pay a fee‑in‑lieu, and engineering explained that a nearby crosswalk and further path extension would be considered as the city's trail plan advances. The approvals are recommendations to city council; final plat and technical conditions remain subject to council review.
