"We purchased this piece of property," Laughlin said, and described the plan to add roughly 20 square feet at the rear across two stories while keeping the front and side-yard dimensions and the garage location. He said the intention is to preserve an existing mature tree, and the applicant noted he had people inspect the tree to ensure construction would not disturb its integrity.
Board members asked how parking would be handled and whether the lot line and sidewalk measurements were to the curb or the sidewalk; Laughlin said the current approach is to use existing front parking and said a future garage was financially impractical at present. The applicant explained plans for a drive on the east side that would run behind the property parallel to a neighbor’s drive if a garage is eventually built.
After discussion about scale, lot lines and tree protection, a member moved to accept the application and the board recorded the motion as carried. The board approved the project as presented in the public transcript.
