The Nemaha County Board of Equalization met Dec. 30 in Auburn and unanimously approved six tax-list corrections and two property valuation updates, the board recorded. The meeting was called to order at 10:00 a.m. by Chairman Bryan Mellage and adjourned at 10:10 a.m.
The most consequential action was Tax List Correction #2512-04, approved after Assessor Mallory Lempka reported that the Nebraska Department of Revenue, Property Assessment Division had granted a 20% homestead exemption for Parcel #640030645 (Kenneth C. and Joan M. Kracke). The board approved correcting the tax statement to reflect a $237.28 reduction in tax liability; the homestead credit will be recouped by the state through the Homestead Credit process, the assessor said.
Other corrections approved by the board included: removing a building mistakenly taxed on Parcel #640021875 (Scott L. and Debra L. Brakhahn) with an immediate deduction of $192.18 and reassignment of the improvement to Parcel #640079318 after the required 30-day notice of value; deleting Parcel #640078648 (Jay R. Fischer) from the tax roll because it was combined with a neighboring parcel and already being taxed (deduction $12.48); and two clerical drainage-certificate name corrections on parcels #640018874 and #640018866, changing the recorded owners to Rachael Snyder and Mark Brown (PO Box 428, Peru, NE). All motions were moved and seconded by board members and passed on unanimous roll-call votes (3–0).
Assessor Lempka also reported two valuation updates. Parcel #640079318 (Teresa D. Oestmann) was reassessed from $589,301 to $619,298 after a neighboring property owner reported a building likely did not belong to their parcel and no improvement information had been filed by the owner. Parcel #640044204 (Jamie Lee and Christopher A. Beaner) was assigned a new value of $283,103 for a partially completed house; the parcel had been owned by the City of Auburn but sold before the levy date.
County Treasurer Jana Gerdes presented the two clerical tax-list corrections tied to drainage-certificate name changes; the board approved both motions. The board approved its Dec. 30 notice before adjourning.
All recorded motions carried on unanimous votes. County Clerk Diane Johnson certified the minutes; a full copy of the minutes is available at the Nemaha County Clerk’s office and on the county website.
The board did not take further action on the valuation updates at the meeting; affected parties will receive notice as required by statute and administrative rule.
