Commissioners approve Legacy Pointe easement vacation and setback variance; Northview Estates paving petition discussed

Ethan Hopf of Tri-Mark Surveying, representing Sara and Bryant Niehoff, presented a petition at the March 2 meeting seeking to vacate portions of a 20-foot public utility and drainage easement at Lot One of Legacy Pointe and requesting setback variances for the single-lot subdivision in Madison Township.
A motion to vacate the easement on the north from 20 feet to 0 feet and on the west from 20 feet to 14 feet was duly seconded and carried unanimously. The board also approved reducing the north side yard setback from 10 feet to 9 feet and the rear yard (west side) from 20 feet to 14 feet; that motion was likewise carried unanimously. The minutes note no remonstrators were in attendance.
Matt Werner represented Northview Estates in Ireland with a petition signed by all 34 property owners asking the county to pave the subdivision roads. Highway Superintendent Donnie Lueken said the subdivision is on the county's paving radar but is not scheduled until after 2028; he explained PASER ratings and the importance of ensuring the base is stabilized before surfacing. County officials told homeowners that contributing toward material costs could expedite their project and Werner said he would research those options.
