Council approves conditional use for AutoZone at 104 NW 20th Street

The Boca Raton City Council on Sept. 22 adopted Resolution 141-2025, granting a conditional use approval for approximately 10,560 square feet of retail use at 104 Northwest 20th Street.
Heather Hanson, a senior planner in Development Services, told council the half-acre site sits in the M2 General Industrial zoning district and has a long history of retail and nonconforming uses. The applicant is proposing landscaping upgrades, removal of an asphalt driveway, a screened dumpster enclosure, and an increase in parking from 10 to 12 spaces (including one ADA van-accessible space). Staff and the Planning & Zoning Board recommended approval, and Hanson said no adverse impacts are anticipated.
The applicant’s design-team representative, Mario Amador, provided his contact information for questions and made no extended presentation. After the public hearing closed, the council moved to adopt the resolution; a roll-call vote recorded five yes votes and the resolution passed 5–0.
What the resolution does: It authorizes conditional retail use in the existing building subject to the conditions listed in the staff report, including the specified landscaping and parking improvements. The planning boards’ recommendations and staff findings were cited as the basis for approval.
