Cramerton updates major housing projects, flags stormwater audit and staffing needs

Planning and Zoning Director Josh Watkins updated the board on multiple residential developments and stormwater compliance during the March 30 session.
Watkins said the Red Hawk Phase I development is expected to start soon and include approximately 360 units next year. The Courtyards at Cramerton is preparing a model home for about 30 units, and additional phases (C, D, 2E and F) of the Village at Cramerton Mills are expected to come online between summer and next spring. Tri Pointe Homes is planning roughly 90 units off Wilkinson Boulevard. Watkins said design and permitting work will be done this year for the McAdenville River Link extension as a capital project ordinance.
Watkins also told commissioners the town recently received a letter of violation related to the stormwater program; he said a follow‑up audit is scheduled in four years and will be stricter. That prospect was a primary reason Planning and Zoning asked for an additional staff position — an environmental planner — to assist with stormwater management and zoning permit reviews. The board discussed whether stormwater fees might need to increase to cover program requirements and to comply with state expectations; Watkins noted the City of Gastonia currently collects the town’s stormwater fees.
Commissioners requested that staff provide more detail to affected residents when individual stormwater complaints are raised and to send a follow‑up email to a citizen who reported a problem. The board asked staff to return with a timeline and cost estimate for engineering review of the Lakewood Pedestrian Bridge (Watkins said the bridge was underfunded by NCDOT) and for the McAdenville River Link permitting schedule.
