Planning Director Josh Watkins explained that the Wilkinson South Small Area Plan (2016) and the earlier Build A Better Boulevard Plan (2015) had guided the overlay’s creation and that the repeal would allow development in that area to proceed under the Town’s base zoning. Public commenter Anthony Goff of 407 Holly Drive expressed support for the repeal. Commissioner Atkinson moved to repeal Section 6.3.4; Commissioner Helms seconded the motion, and the vote was recorded as 5 to 0 in favor.
Separately, Bridget Grant representing Tri Pointe Homes presented a pre-development concept for approximately 28 acres off Wilkinson Boulevard divided by Cramerton Village. The developer described a proposal for 83 single-family units with proposed prices in the high $300,000s to low $400,000s; Planning Director Josh Watkins said the proposal would mirror the Town’s Land Use Plan and Commissioners offered preferences for a mill-house architectural style. The presentation was informational; no formal zoning action was taken at the meeting.
