Commissioners approve final plats for '1911 at Cranberry' and Highland River Estates

Avery County approved final plats for the '1911 at Cranberry' Phase IIE (Lots 90–105; 108–151) and multiple lots in Highland River Estates after planning staff confirmed erosion controls, grading and emergency vehicle access complied with the county Subdivision Ordinance.
The Avery County Board of Commissioners on Sept. 3 approved two subdivision final plats after planning staff confirmed compliance with county standards.
For the '1911 at Cranberry' Phase IIE final plat (Lots 90–105; 108–151), staff reported sedimentation and erosion-control measures were installed, the approved grading plan was being followed, road widths and emergency vehicle turn-arounds met Avery County Subdivision Ordinance requirements, and road grades did not exceed the 18% limit. Commissioner Dennis Aldridge asked about the larger development size; Derek Buchanan said the master plan is 540 acres and that roughly 200 acres remain after these plats are recorded, allowing for about 100 additional lots if no further land is purchased. The board approved the plat on a motion by Wood Hall Young, Jr., seconded by Robert Burleson (5-0).
The board also approved final plats for Highland River Estates (Lots 30–33; 34–47; 48–50). Derek Buchanan said he was representing the owners based in Florida and that Phase I was completed about a year ago; planning confirmed required controls and road specifications. The approval was moved by Robert Burleson and seconded by Martha Hicks and passed unanimously.
