The Nemaha County Board of Equalization met July 2 in the Commissioners Chambers at the Nemaha County Courthouse in Auburn. Chairman Bryan Mellage called the session to order at 10:30 a.m.; Commissioners Mike Hall and Michael Weiss, County Clerk Diane Johnson and Assessor Mallory Lempka were present.
The board unanimously approved the meeting agenda, the June 18, 2025 minutes and the Board of Equalization notices after motions from Commissioner Mike Hall and seconds from Commissioner Michael Weiss (roll call: Weiss, Hall, Mellage — all aye).
The board reviewed a docket of proposed 2025 valuation adjustments for specific parcels. Notable changes recorded in the meeting materials included: Anthony and Elizabeth C. Bohling (parcel 640025137) — land use corrected to match the Farm Service Agency (FSA) map, with value adjusted from $343,692 to $322,073; Cheryl A. Turner and Kenneth B. Griffin (parcel 640012280) — condition noted as black mold and dwelling lacking a full bath and finished interior surfaces, with value adjusted from $102,061 to $75,624; Laurel P. and Seth A. Zentner (parcel 640049141) — land use changed after receipt of an FSA map, value adjusted from $388,716 to $350,741.
Other entries included corrections for properties owned by Robert Gentert and Robert E. Gentert to reflect rural/residential grazing or corrected land use, a corrected waste acres figure for Wayne F. and Marilyn J. Geyer, a corrected year-built entry for a mobile home owned by Dale D. and Donna R. Nelson, a land-use correction reflecting a vacant hog facility for Nathan P. and Annette K. Johnson, and a severely damaged residence for Robert W. and Donna L. Schmitz described as gutted with no bathroom or kitchen (parcel 640012612), which reduced the assessed value from $67,514 to $33,564.
