The Planning & Zoning Board voted 7‑0 on Sept. 4 to approve a site plan amendment and a parking technical deviation for the Danberg PMD retail component at 6730 Congress Avenue.
Tamash Raman, chief planner, said the 1.76‑acre neighborhood‑serving retail parcel would host two one‑story buildings totaling 10,505 square feet and one drive‑through, and staff recommended reducing required parking from 91 to 64 spaces based on the site’s mixed‑use context, shuttle connections and internal trip capture. Staff noted an approximately $17,000 contribution from the project to the city’s shuttle program (the project’s total shuttle contribution across residential and retail components was cited as about $33,000, with $17,000 attributed to the retail piece).
Petitioner architect Josefina Bousala said the primary revision relocates the drive‑through to improve on‑site circulation and stacking distance. Public comment from a nearby property owner urged quick approval, calling the new retail “much needed” in an area the speaker described as a food desert and saying walkable food options would reduce vehicle trips.
The board briefly discussed the item, then approved the site plan amendment and the parking deviation with a 7‑0 roll call. The approval includes staff corrections to the resolution text (clarifying that there is one drive‑through operation, not two) and conditions consistent with the PMD.
