City planning staff described the property as a 0.51‑acre site with a building constructed in the 1950s that is nonconforming for setbacks and parking. Planner Heather Hanson said the previous tenant’s use was treated as retail for parking purposes and that the proposed AutoZone would not increase the code‑required parking demand; the proposal includes adding two parking spaces (one van‑accessible), perimeter trees, shrubs and removal of an unsafe asphalt driveway.
Mario Amador, representing AutoZone, summarized planned exterior improvements — new storefronts within existing openings, upgraded lighting, refreshed landscaping and parking resurfacing — and said the goal is to “revitalize the property to serve the community.” There were no public speakers on the item.
After a brief discussion the board moved to approve the conditional use; the clerk recorded a 6–0 roll call in favor. The approval is subject to the standard site plan and community appearance board conditions described in staff recommendations.
