Planning board approves AutoZone store at former repair site on NW 20th Street

The Planning and Zoning Board voted unanimously Thursday to approve a conditional‑use permit allowing AutoZone to occupy an existing 1950s commercial building at 104 NW 20th Street.
Staff planner Heather Hanson told the board the building—most recently occupied by Boca Raton Small Engines—has nonconforming setbacks and parking but has hosted retail uses historically. Hanson said the building’s previous retail classification meant the change to an AutoZone did not increase the code‑required parking. “The application meets the code criteria for approval,” Hanson said, while recommending conditions including landscaping and parking‑lot improvements.
Mario Amador, the applicant’s representative, said the project will include a full exterior remodel, updated storefronts and improved lighting, and that parking will be increased from 10 to 12 spaces with one van‑accessible ADA space. “Our goal is to revitalize the property, to serve the community with a modern, well‑designed AutoZone store while enhancing the site’s appearance and functionality,” Amador said.
No members of the public spoke on the item. After a brief roll call the board approved the conditional use 6–0.
The permit allows AutoZone to operate the retail use in the existing building subject to the staff‑recommended conditions, including added landscaping and a screened dumpster enclosure. The board’s vote sends the site plan forward to any additional permitting steps required before occupancy.
