Lincoln County Planning Commission approves Clemmons Subdivision

The Lincoln County Planning Commission on Nov. 12, 2025, unanimously approved preliminary and final plat SU25-006, Clemmons Subdivision, a proposal by Raymond and Darice Sundstrom to divide the parcel at 8190 South Highland Drive into two one‑acre lots for new single‑family homes.
Judy Clark, Lincoln County planner, said the subdivision complies with the Lincoln County Comprehensive Plan, the county zoning regulations and subdivision regulations. Clark said the applicants plan to build two new single‑family houses on the newly created parcels.
Commissioner Aaron Edwards moved to approve the subdivision and Commissioner Zak Eickhoff seconded. Chair Brent Roggow called the roll; members voting "Aye" were Roggow, Edwards, Eickhoff, Lee Davies, Marlene Flaming, Judy Pederson, Rayburn and Chuck Boden. There were no "Nay" votes; Russ Miller, Roger Merritt and Mitch Moorhead were absent. The motion carried and the subdivision was approved.
The approved application identifies the property as Part of the NW ¼ of Section 31, Township 13 N, Range 30 W of the 6th P.M., Lincoln County, Nebraska, and notes the R‑2 Urban Density zoning designation. The commission did not place additional conditions on the approval during the meeting.
The commission moved on to other business and adjourned at 5:40 p.m.
