Planning commission approves 94‑lot Carriage Trails detailed plan, requires minor lot‑width corrections

The Huber Heights Planning Commission voted 4–0 to approve a detailed development plan from Carriage Trails Company LLC for 94 residential lots in Section 20 Phase 2.
Planning staff presented the plan and identified a drafting error: several lots that abut Carriage Trails 1 were shown at 56 feet but must meet the 60‑foot minimum required by the development regulations. Aaron Sorrell of planning staff said the applicant will correct the final plat before recording, reducing one row from 12 lots to 11 and spacing the lots to meet the width requirement. "They will just go from 12 lots on that street to 11, and just space them out a little bit more," Sorrell said.
Sorrell also noted that fire department comments requested clearer locations of fire hydrants on the plans; the applicant will resubmit updated plans showing the hydrants. Staff recommended approval of DDP 2605 with conditions including that Lots 1 through 12 along the affected street be at least 60 feet wide and that the final plat show hydrant locations.
Commissioner Cheryl Thomas moved to approve the detailed development plan in accordance with the staff memorandum dated 02/05/2026; Matt Schomper seconded. The roll call recorded four yes votes and the motion passed 4–0.
Under the approval, the applicant must submit a revised final plat reflecting the corrected lot dimensions before recording. Staff said it will notify the applicant of the commission’s action and review the corrected final plat when filed.
