The Grove City Planning Commission recommended approval of the final development plan for Healthy Pets Grove City, a proposed 6,821‑square‑foot veterinary clinic at 3400 Broadway.
Steve Arrend, architect with Arkon Construction, represented the applicant and said the team looks forward to completing construction plans. "Healthy Pets has been here for a long time," Arrend said, explaining the applicant sought a new site due to constraints at their existing property.
Staff noted the building would be 51 feet from adjacent residential property where code requires 60 feet and recommended support for a variance, and also recommended a deviation for parking setback to facilitate access for future development to the south. Staff identified four parking spaces where the photometric requirement was not met and said the applicant must provide additional lighting or adjust fixture placement. The staff recommendation included three stipulations addressing construction plan details, lighting, and compliance with codes.
Commissioners asked about shared access with an existing development and other site constraints; the commission voted to recommend approval to City Council with the noted stipulations.
