Council schedules hearings for multiple annexations and rezonings, staff flags infrastructure limits

Planning staff (Miss Pereira) said the Price Farms request covers roughly 176 acres north of Merrick Parkway and noted a prior resolution of services limited development on that property to 319 units because that number can be served by current infrastructure. Pereira said anything beyond that would require significant infrastructure improvements that the city could not commit to on the proposed timeframe. "That 319 units is able to be serviced currently with our current infrastructure," she said.
Pine Meadows (about 109 acres south of Berlin Station Road) is in the packet; Miss Pereira told council the first reading of rezoning is included and that, if annexation is approved, the applicant would proceed with rezoning and the rezoning public hearing would be at the Jan. 12 meeting.
Several additional rezoning items were set for public hearing and second readings on Jan. 12, 2026, including requests by FinCon Epic Ventures (an MX PUD expansion) and GTZ Properties (a commercial-to-PUD rezoning along Sunbury Road east of Skyview Lane).
