Nemaha County lowers valuation for Richard Andrew property after assessor inspection

Richard Andrew’s protest (2015-0197) over parcel 640059805 appears repeatedly in the BOE minutes in 2016. The protest was read into the record on Jan. 13; the assessor noted on Jan. 27 that she had contacted Andrew and planned an interior inspection and measurement of a metal building to determine an accurate valuation. On Feb. 24 Andrew and family members attended and reiterated that a building had been incorrectly assessed to the wrong parcel and presented cost information; the board took no action while the assessor reviewed actual costs.
After inspection and review, the BOE met on March 9 and voted unanimously to lower the valuation to the assessor’s recommendation because of the condition of the property. The motion was recorded as “lower the valuation to the assessor’s recommendation due to the condition of the property” and passed on a unanimous roll-call vote. Later minutes (July 21) reaffirm the board’s determination to lower the valuation following testimony and assessor inspection work.
The board instructed the assessor to implement the valuation change and to report back if additional action was required. The minutes do not record the precise revised valuation figure in the public excerpt; tax-list corrections and credits related to Richard & Jane Andrew are noted elsewhere in the minutes (May 18 tax-credit $1,952.66).
