Owner and contractor told to remedy multiple code violations at IH-30 warehouse after seven citations

Staff (Henry) told the Commission that neighborhood improvement services and building inspections have issued seven citations at the property at 3920 Interstate Highway 30 for outside storage and work without permits. Staff said outside storage has since been removed but mesh fencing, a lighted arrow sign and other nonconforming items remain.
Penny Sherman, representing the applicant/owner, said she has stepped in to help and that the tenant has agreed to remove exterior storage and apply for required permits. She asked several process questions about timelines and noted she had received citations; staff directed her to coordinate with neighborhood improvement services and with the case manager (Gabe) to establish a compliance timeline.
Staff outlined required corrections the Commission should note: widen both site approaches to meet the 24-foot requirement, remove or seed added rock areas so erosion is mitigated (concrete not required if returned to dirt and seeded), provide a compliant landscape plan because more than 2,000 square feet of impervious surface is being added, relocate plantings out of a 10-foot utility easement, provide screening or an interior location for trash containers and remove an illegal lighted arrow sign. The applicant said they are addressing the citations and asked for follow-up coordination; staff confirmed compliance items must be satisfied and the site plan will proceed once the comments are resolved.
No formal vote occurred; the item will return on the consent agenda or a future hearing once compliance items and plan revisions are complete.
