Commission approves downtown color variance for 218 East Rusk

The Planning & Zoning Commission approved a minor waiver allowing an applicant to paint the top band and canopy supports of a downtown building at 218 East Rusk Street black, despite code language that generally prohibits black, gold and stark white as accent colors.
Henry, the staff presenter, said the downtown District restricts accent colors to less than 1% of the facade and disallows black, gold and stark white as accent colors. The applicant's design would paint a top band larger than 1% of the facade black and therefore requires a minor waiver.
Commissioners examined renderings and discussed whether the proposed treatment reads as a stripe in the rendering and whether similar treatments exist elsewhere in the downtown; staff noted there are similar examples that may not have gone through the formal process previously. Commissioner Roth moved approval and the commission approved the waiver by voice vote, 7'to'0.
The approval permits the applicant to proceed with the amended site plan and the color change subject to subsequent review requirements.
